Three real situations, and what actually happened in each one.

The insurance came in first.

They had finance approved and a contract about to exchange, but the property sat in a bushfire overlay and the insurance quote took two weeks longer than expected. The lender would not settle without cover in place. We flagged it on day one instead of waiting for it to become a problem, and the extra time was built into the settlement date rather than costing them the deposit.

The valuation nobody could pin down.

Stock in their pocket barely turns over, so the comparable sales a valuer had to work from were over a year old. The first valuation came back well under the contract price. We took it to a second lender with a different valuation panel, who used a more recent off-market sale we pointed them to, and the number came back where it needed to be.

A flood notation on the title had one lender asking for extra reports and a longer approval timeline. We moved the application to a lender whose policy treated the same notation as routine, and the loan was approved in the time frame the client actually needed.

Northern Beaches questions, answered

Why use a mortgage broker on the Northern Beaches?
Bushfire and flood overlays sit on titles through the forest suburbs and around the lagoons, and lenders take different views on how much that matters. Stock is thin and it holds, so valuations can be harder to pin down. A broker checks several lenders before you commit. Brokers also have a legal duty called the Best Interests Duty, which means we have to put you first.
Why does insurance matter more here than the approval itself?
A lender wants the property covered before settlement, and in a bushfire or flood overlay area, cover can be expensive or slow to arrange. It is usually the practical hold up rather than the loan itself. We flag it early, as soon as we know the address.
Why do valuations vary so much here?
Because stock barely turns over. Published medians swing between sources, and a valuer working from a handful of older comparable sales can land somewhere different to what the market is actually paying. A different lender using a different panel, or a recent off-market sale, can move the number considerably.
Do lenders treat Northern Beaches apartments differently?
Some do. Larger blocks in the busier centres can count as high density with certain lenders, which caps how much they will lend on a unit there. Studios and small one bedders can fall under a lender's minimum floor size. Send us the address before you make an offer and we will tell you where it stands.
Can I buy my first home with a 5% deposit?
If you are an eligible first home buyer, often yes. The Australian Government 5% Deposit Scheme lets you buy with a 5% deposit and pay no lenders mortgage insurance. Housing Australia guarantees the gap between your deposit and 20%, so the lender treats the loan as covered. We check what applies to you before you start looking.
How much equity can I use for a renovation?
Usable equity is roughly 80% of what your home is worth today, less what you still owe. Go past 80% and lenders mortgage insurance usually comes back into it. For cosmetic work the money can normally come as a top up on your existing loan.
Can I buy before I sell?
Often yes, using a bridging loan, where the lender carries both loans for a period. In a market where the right place does not come up often, that flexibility matters. Not every lender offers one and the terms vary a lot.
How long does a home loan pre-approval last?
Ninety days. That is the standard across lenders, and there is no such thing as a six month pre-approval whatever you may read elsewhere. Each application is also a hard enquiry on your credit file, so applying to several lenders at once works against you.
Should I use my bank or a mortgage broker?
A bank can only offer its own loans, its own valuation panel and its own rules. If any one of those does not suit your property or its overlay, you usually find out after you have applied and paid for a valuation. A broker checks it against many lenders first.
