The offer everyone else missed.

A young couple had lost four homes in a row. Every time, they were offering subject to finance while somebody else was not. So before they found the next one we sorted the pre-approval, confirmed what they could borrow, and had the file ready. When the right place came up they offered with no finance condition and had it within a day, ahead of two higher offers. The seller wanted certainty more than they wanted the extra money.

They called about the rate.

A homeowner rang wanting a sharper rate. Looking at the loan, they had been with the same lender for more than twelve years and the structure no longer matched what they were trying to do. We moved them, brought repayments down by $580 a month, released $120,000 of equity for future investing, and cleared several ongoing fees off the loan. They rang about a rate and left with a plan.

A growing family wanted a bigger home and assumed the current one had to go to pay for it. Once we went through the numbers, it did not. We restructured the lending, used the equity they already had as the deposit, and put a loan in place that let them keep the first home and rent it out. They moved into the house they needed and kept the one they had.

Northern Beaches questions, answered

Why use a mortgage broker on the Northern Beaches?
The region runs from apartments in Brookvale and Dee Why to beachfront homes in Palm Beach and acreage at Terrey Hills, and no single lender is comfortable across all of it. Land size, coastal position, building age and loan size all change who will say yes. A bank can only give you its own answer. A broker checks several before you commit. Brokers also have a legal duty called the Best Interests Duty, which means we have to put you first.
Why does pre-approval matter so much on the Northern Beaches?
Because stock is tight and sellers here have options. An offer subject to finance asks the seller to carry your risk, and when two offers are close the one without a condition usually wins, sometimes even when it is lower. Weigh that against what you are giving up. Pre-approval is not approval, every approval carries conditions, and a valuation is not ordered until there is an exchanged contract. Drop the finance clause and the loan then falls over, and the deposit is gone and the seller can pursue you for the rest. It is a real trade, so make it knowingly rather than because an agent suggested it.
Can I keep my current home and buy another one?
Often yes, and more people could than realise it. Instead of selling to fund the next purchase, you use the equity in the first home as the deposit and keep it as an investment. Whether it works comes down to whether your income supports both loans once the rent is counted, and lenders count rent differently. Getting the structure right at the start matters a great deal here, so it is worth working through before you list anything. Your accountant is the right person to ask about the tax side.
How much equity can I use?
Usable equity is roughly 80% of what your place is worth today, less what you still owe. Go past 80% and lenders mortgage insurance usually comes back into it. That figure is what funds a deposit on the next home, a renovation, or an investment purchase. Because it moves with your valuation, and valuations differ between lenders, the number is worth checking properly rather than estimating.
Do lenders lend on acreage at Terrey Hills or Duffys Forest?
Some do and some do not, and it usually comes down to land size and zoning. Many lenders are comfortable up to a couple of hectares on residential zoning and get more cautious beyond that. Rural zoning, shared driveways, unsealed access, tank water or no mains sewer can all change the answer or the deposit required. It is very much a lender by lender question, so check before you fall for a block rather than after.
Do lenders treat beachfront homes differently?
Some do. Coastal hazard is a real consideration along parts of the coast, and a lender or a valuer may take erosion mapping and council overlays into account when they assess a property. It does not stop you buying, but it can affect the valuation and which lenders are comfortable. Insurance is worth pricing early too, since a lender will want the property insured before settlement.
Do lenders treat Northern Beaches apartments differently?
Sometimes. Larger blocks in Dee Why, Brookvale and Manly can count as high density with certain lenders, which caps how much they will lend. Studios and small one bedroom units can fall under a lender's minimum size. Older walk ups in Freshwater and Manly can raise questions about the building rather than about you. The same unit can be approved by one lender and declined by another.
Can I get a Northern Beaches home loan with no LMI?
You may be able to. Lenders mortgage insurance is a one off cost you pay when you borrow more than 80% of what a place is worth. Some lenders drop it completely for certain jobs, and with Northern Beaches Hospital in the middle of the region plenty of local buyers are on those lists. A family guarantor loan is another way to avoid it. We check every option across our panel before you commit to paying it.
How do I know if my rate is still competitive?
If you have not looked in a year or more, there is a fair chance it is not. Lenders price new business more sharply than existing loans, so long standing customers often drift. The other thing worth checking is whether the loan still suits what you are doing, because the structure you set up years ago may not match your plans now. We review it for free and tell you either way, including when switching is not worth the cost.
How much does it cost to refinance a home loan?
Usually a few hundred dollars to around a thousand. Your current lender charges a discharge fee, there are government fees to move the mortgage, and the new lender may charge a settlement or valuation fee, though plenty waive them. If you are on a fixed rate there can be break costs, and those can be large, so they get checked first. The real question is whether the saving over the next couple of years clears the cost.
Can I get a home loan if I am self employed?
Yes. The Northern Beaches has a lot of trades, creatives and small business owners. Most lenders want two years of tax returns, though some will look at one year, and a few work from business bank statements instead. The bigger issue is what gets added back. Depreciation, one off costs and money you have paid into super can often be counted back as income, which changes what you can borrow. Which lender you apply to matters more than it does for a salaried buyer.
Should I use my bank or a mortgage broker?
A bank can only offer its own loans, its own valuation panel and its own rules. If any one of those does not suit your property, you often find out after you have applied and paid for a valuation. On a peninsula where the right house does not come up often, that delay costs you more than the fee would. A broker checks it against many lenders first.
