Four reasons people call us in Rockdale

Each one runs a little differently here, because Rockdale is one of the densest apartment markets in the St George area, a wall of towers around the station and highway with a smaller run of houses behind.

First home loans in Rockdale
This is one of the best gateways into the St George area for a first home, because units here are plentiful and sit a long way under the first home scheme cap while the houses sit over it. The Australian Government 5% Deposit Scheme is set at a $1.5 million cap across Sydney, so a Rockdale unit can often be bought on a 5% deposit with no lenders mortgage insurance. The catch is the building, so the address matters as much as your income.
Buying your next home in Rockdale
The step from a Rockdale unit to a Rockdale house is more than double, so equity in the unit rarely closes it alone. Some stretch into a house here. Others keep the unit, rent it out and buy the house in Bexley or Kogarah nearby. Selling first or buying first changes how the loan is built, and bridging finance covers the gap when the order does not line up the way you hoped.
Investment property loans in Rockdale
One of the area's strongest rental markets, right on the interchange and minutes from the airport, with units returning close to 5.4%. Lenders count that expected rent towards what you can afford, which is why the numbers often work here. The building decides a lot, though, because some lenders cap how much they will lend in a high density postcode like 2216, or limit their exposure to a single large tower.
Refinancing a Rockdale home loan
This is where most people find a quick win. Values have moved, so the equity in your place may be well past what you last checked. A refinance is the moment the rate, the structure and the years left all get looked at together, and it can fund a renovation, release a parent's home used as security, or free up a deposit for the next one.

Whichever one brought you here, the first conversation is the same. We look at where you are now, then show you what each lender on our panel would do with it.

Thinking about
your first home?

There are a few ways into a Rockdale apartment with less than a 20% deposit, and which ones are open to you depend on the building as much as on your income, because the tower decides a lot here. We can work through it before you start looking.

What the 2216 market actually looks like

History of Rockdale
The name was suggested by the first postmistress and stuck when the station opened in 1884. Today it is a transport hub, the station on the Illawarra line paired with a large bus interchange on the Princes Highway, about thirteen kilometres south of the city and minutes from the airport, anchored by Rockdale Plaza.
Rockdale property market
An apartment market first, and one of the densest in the St George area. Close to seven in ten homes here are units, gathered around the station and the highway under the Bayside masterplan, and new blocks keep arriving. Units trade far more often than houses, roughly six to one, so most of what changes hands is an apartment.
Rockdale property prices
Houses sit near $1.8 million on a gross yield around 2.8%, with units closer to $740,000 on a much stronger yield near 5.4%. New and off the plan stock keeps arriving through the masterplan, so the unit market is deep and still growing, while the houses come up far less often.
Borrowing in Rockdale
The building matters more here than almost anywhere on the line. Larger towers can count as high density with certain lenders, which caps how much they will lend or limits their exposure to one block. New and off the plan units raise questions about the building, and a valuation can land under the contract price at settlement. Studios and very small units can fall under a lender's minimum size. Send us the address before you offer.

Whether it is a house or a unit, we know which lenders are comfortable with each, here and across the St George area.

Rent counts towards what you can borrow, and two lenders can land a long way apart on the same purchase.

How we helped in Rockdale

Three real situations, all of them about closing a gap that looked too wide.

The off the plan valuation that came up short.

They had bought a Rockdale apartment off the plan two years earlier, and when it came time to settle the bank's valuation landed under the price they had agreed. Rather than find the gap in cash, we moved the loan to a lender whose valuer saw it differently and put recent comparable sales in front of them. The revised figure closed most of the gap, and the settlement went through on time.

The apartment one lender would not touch.

A first home buyer had found a unit in a large Rockdale tower, and their bank declined it, pointing to how much it had already lent in that building. Same buyer, same deposit, same income. We placed the loan with a lender who had no exposure cap on that address, and it was approved. Which lender sees the building can matter as much as which lender sees you.

Two rents, one lender that counted them.

An investor wanted a Rockdale unit but their capacity looked tight on paper. The unit's rent was strong, near the top of the range for the area, but their own bank was cautious about how much of it to count. We placed the loan with a lender whose policy counted more of the rental income, which is what made the purchase stack up. The yield here is high, but only if the lender recognises it.

These are past client stories, with details changed for privacy. Your own result depends on your situation and what the lender decides.

Rockdale questions, answered

Buying your first home, buying your next home, buying an investment property, or refinancing the loan you already have. The questions that come up for each one.

How do I buy my first home in Rockdale?
Units are the usual way in, and Rockdale has one of the deepest unit markets in the area. We look at your income, your debts and your deposit, work out what lenders will count, then get you pre-approved so you know your number before you bid. The Australian Government 5% Deposit Scheme is $1.5 million across Sydney, and Rockdale units sit well under it, so a 5% deposit with no lenders mortgage insurance is realistic. The one thing to check early is the building, because the tower can decide the loan. We compare 35+ lenders at $0 cost to you.
Can I buy my next home in Rockdale before my current one sells?
Yes, with bridging finance. It is short term borrowing secured over both properties that funds the purchase while the old place is still on the market, and the interest usually builds up rather than being paid each month. It ends when the sale settles. Buying first suits a thin house market where the right one is rare; selling first means you know your number before you bid. Which way round suits you comes down to your own position, so it is worth pricing both.
When is it worth refinancing a Rockdale home loan?
This is where most people find a quick win. A fixed period ending is one trigger. So is an interest only period rolling over on an investment unit, a rate that has not been reviewed in years, or a guarantee over a parent's home still sitting there. Values have moved, so the equity in your place may be well past what you think. We compare what you have now against 35+ lenders and show you both answers, including the one where staying put comes out ahead.
Can I refinance to a sharper rate and unlock equity at the same time?
Often, yes, and they pair up well. A refinance lets you move to a lower rate and release equity in the one application. Usable equity is roughly 80% of what your place is worth today, less what you still owe. That freed up amount can fund a renovation, a deposit on the next home or an investment. The catch is the valuation, which differs between lenders, and on a unit in a large tower it can be conservative, so the sharpest rate is not always the highest valuation. We weigh both together rather than chasing the rate alone.
Can I buy an investment property in Rockdale using equity instead of cash?
Yes, and it is one of the most common reasons people call us. Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate. Rockdale units rent strongly, near 5.4%, so lenders count that expected rent towards what you can afford, though how much of it they count varies by lender. How the borrowing is split affects tax, so run that part past your accountant.
Do you offer digital appointments and evening or weekend meetings?
Yes. We meet by phone, Zoom and Teams, and we can come to you as well. Appointments run in the evenings and on weekends, not just business hours, so the whole loan can be done around work without taking a day off. You can send documents through securely and sign electronically, so wherever you are in Rockdale or beyond, distance changes nothing about how we work.
Can refinancing actually lower my monthly repayments?
It often can, and there is usually more than one lever. A sharper rate is the obvious one. Resetting the loan term can bring the monthly figure down as well, though it stretches the loan out, so we show you what that trade costs over time. Dropping products or fees you are paying for and not using helps too. We compare your current loan against 35+ lenders, and if the repayment comes down we show you exactly where the saving comes from.
Can I refinance to consolidate debts or restructure my loans?
Yes. Rolling a car loan, a personal loan or a couple of cards into the home loan can bring the total monthly cost down, because the home loan rate is usually far lower. Restructuring can also lift your borrowing capacity, which matters if a purchase is the next step. The thing to watch is the loan term, since spreading a short debt over a long loan can cost more in the end even at a lower rate, so we structure it to avoid that and show you the numbers first.
My interest only period is ending. Can refinancing help?
Yes, and this is one of the best moments to look. When an interest only period ends the repayment can jump sharply as the loan switches to principal and interest, and Rockdale has a lot of investment units where this bites. A refinance lets us shop the whole panel for a sharper rate before the change lands, and where it fits, restructure or stagger the loan so the step up does not hit all at once. It is worth starting a couple of months before the date rather than after.

Rockdale is the interchange at the centre of the St George area, and it does not sit on its own. The line runs to Arncliffe and Wolli Creek toward the airport one way, and to Kogarah with its hospital and the hub at Hurstville the other, with Mortdale, Oatley and Penshurst beyond. Down along the bay sit Brighton-le-Sands, Monterey, Sans Souci and, just inland, Bexley. We cover all of them, so if your search shifts a suburb or two, you are not starting from scratch.
