Four reasons people call us in Kogarah

Each one runs a little differently here, because Kogarah is a hospital town, an apartment market clustered around the station with a smaller run of houses behind it.

First home loans in Kogarah
Units near the station are the usual way in, and they sit well under the first home scheme cap while Kogarah houses sit over it. The Australian Government 5% Deposit Scheme is now $1.5 million across Sydney, so a 5% deposit with no lenders mortgage insurance is realistic on a unit. And because St George Hospital is right here, a lot of local buyers work in professions that skip the insurance entirely.
Buying your next home in Kogarah
The step from a Kogarah unit to a Kogarah house is more than double, so equity in the unit rarely closes it alone. Some stretch into a house here. Others keep the unit, rent it to hospital staff or students, and buy the house nearby. Selling first or buying first changes how the loan is built, and bridging finance covers the gap when the order does not line up.
Investment property loans in Kogarah
One of the St George area's strongest rental markets, driven by the hospital, the medical precinct and nearby students. Units return close to 5%, well above the houses, so a unit is often assessed largely on its rent. The building matters too, because some lenders cap how much they will lend on high density stock near the station, so it is worth checking early.
Refinancing a Kogarah home loan
This is where most people find a quick win. Values have moved, so the equity in your place may be well past what you last checked. A refinance is the moment the rate, the structure and the years left all get looked at together, and it can fund a renovation, release a parent's home used as security, or free up a deposit for the next one.

Whichever one brought you here, the first conversation is the same. We look at where you are now, then show you what each lender on our panel would do with it.

Thinking about
your first home?

There are a few ways into a Kogarah unit with less than a 20% deposit, and if you work in a medical profession there may be more of them than you think. We can work through it before you start looking.

What the 2217 market actually looks like

History of Kogarah
The name comes from an Aboriginal word for a place of reeds. Today it is a St George town centre built around St George Hospital and its private counterpart, a major health and medical precinct, with the station running express to the city about fourteen kilometres away.
Kogarah property market
An apartment market first, clustered around the station and the hospital, with houses on the streets behind. Units trade in far greater numbers than houses, four or five to one, so most of what changes hands here is a unit, and a fair share of buyers work in the precinct next door.
Kogarah property prices
Houses sit near $1.9 million, with units closer to $720,000 to $740,000 on a strong yield near 5%. New apartment stock keeps arriving, with around 500 units in the nearby pipeline, so the unit market is deep and still growing while the houses stay tightly held.
Borrowing in Kogarah
Two very different conversations, and a third if you work in health. On a house you are usually past the loan size where lenders add their own checks. On a unit it is the building that decides it. And if you are a doctor, dentist or other eligible professional, some lenders will lend up to 90 or 95% with no lenders mortgage insurance. Send us the address, and your job, before you offer.

Whether it is a house or a unit, we know which lenders are comfortable with each, here and across the St George area.

Looking at an
investment property?

Rent counts towards what you can borrow, and two lenders can land a long way apart on the same purchase.

How we helped in Kogarah

Three real situations, all of them about closing a gap that looked too wide.

The hospital worker who skipped the deposit hurdle.

A medical professional at the precinct assumed they needed a 20% deposit or a guarantor to buy near work. We checked their role against our panel and found a lender who would lend to 90% with no lenders mortgage insurance for their profession. They bought their Kogarah unit with a smaller deposit, no insurance premium and no one else on the loan. The job you do can change the deposit you need.

One bank said no, another said yes.

He wanted to keep his home and buy an investment unit near the hospital. His own bank would not lend him enough. Same person, same income, same debts. We moved his existing loan to a lender with a lower rate, released the equity, and placed the purchase with a second lender who assessed his income more generously. Two lenders read the same payslip differently.

The interest only cliff.

An investor's interest only period on a Kogarah unit was about to end, with the repayment set to jump sharply. Their lender offered nothing useful. We refinanced, negotiated a sharper rate and staggered the loan so the change did not land all at once. The jump came down to a fraction of what it was, which bought time to work on the cash flow.

These are past client stories, with details changed for privacy. Your own result depends on your situation and what the lender decides.

Home loans by profession

St George Hospital and its private counterpart are right here, so many Kogarah buyers work in health. Some lenders drop lenders mortgage insurance for certain jobs, and will lend up to 90 or 95% without it. The lists and the limits differ from one lender to the next, so it is worth checking where yours sits.

Kogarah questions, answered

Buying your first home, buying your next home, buying an investment property, or refinancing the loan you already have. The questions that come up for each one.

How do I buy my first home in Kogarah?
Units near the station are the usual way in, and they sit well under the first home scheme cap while Kogarah houses sit over it. We look at your income, your debts and your deposit, work out what lenders will count, then get you pre-approved. The Australian Government 5% Deposit Scheme is $1.5 million across Sydney, so a 5% deposit with no lenders mortgage insurance is realistic on a unit. And if you work at the hospital or in another eligible profession, some lenders skip the insurance entirely. We compare 35+ lenders at $0 cost to you.
Can I buy my next home in Kogarah before my current one sells?
Yes, with bridging finance. It is short term borrowing secured over both properties that funds the purchase while the old place is still on the market, and the interest usually builds up rather than being paid each month. It ends when the sale settles. Buying first suits a tightly held house market where the right one is rare; selling first means you know your number before you bid. Which way round suits you comes down to your own position, so it is worth pricing both.
When is it worth refinancing a Kogarah home loan?
This is where most people find a quick win. A fixed period ending is one trigger. So is an interest only period rolling over, a rate that has not been reviewed in years, or a guarantee over a parent's home still sitting there. Values have moved, so the equity in your place may be well past what you think. We compare what you have now against 35+ lenders and show you both answers, including the one where staying put comes out ahead.
Can I refinance to a sharper rate and unlock equity at the same time?
Often, yes, and they pair up well. A refinance lets you move to a lower rate and release equity in the one application. Usable equity is roughly 80% of what your place is worth today, less what you still owe. That freed up amount can fund a renovation, a deposit on the next home or an investment near the hospital. The catch is the valuation, which differs between lenders, so the sharpest rate is not always the highest valuation. We weigh both together rather than chasing the rate alone.
Can I buy an investment property in Kogarah using equity instead of cash?
Yes, and it is one of the most common reasons people call us. Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate. Kogarah units rent strongly to hospital staff and students, so lenders count that expected rent towards what you can afford. How the borrowing is split affects tax, so that part is worth running past your accountant before anything goes ahead.
Do you offer digital appointments and evening or weekend meetings?
Yes, and shift workers at the hospital use them a lot. We meet by phone, Zoom and Teams, and we can come to you as well. Appointments run in the evenings and on weekends, not just business hours, so the whole loan can be done around work without taking a day off. You can send documents through securely and sign electronically, so wherever you are in Kogarah or beyond, distance changes nothing about how we work.
Can refinancing actually lower my monthly repayments?
It often can, and there is usually more than one lever. A sharper rate is the obvious one. Resetting the loan term can bring the monthly figure down as well, though it stretches the loan out, so we show you what that trade costs over time. Dropping products or fees you are paying for and not using helps too. We compare your current loan against 35+ lenders, and if the repayment comes down we show you exactly where the saving comes from.
Can I refinance to consolidate debts or restructure my loans?
Yes. Rolling a car loan, a personal loan or a couple of cards into the home loan can bring the total monthly cost down, because the home loan rate is usually far lower. Restructuring can also lift your borrowing capacity, which matters if a purchase is the next step. The thing to watch is the loan term, since spreading a short debt over a long loan can cost more in the end even at a lower rate, so we structure it to avoid that and show you the numbers first.
My interest only period is ending. Can refinancing help?
Yes, and this is one of the best moments to look. When an interest only period ends the repayment can jump sharply as the loan switches to principal and interest, and Kogarah has a lot of investment units where this bites. A refinance lets us shop the whole panel for a sharper rate before the change lands, and where it fits, restructure or stagger the loan so the step up does not hit all at once. It is worth starting a couple of months before the date rather than after.

Kogarah is built around its hospital, and it does not sit on its own. The line runs to Rockdale and Arncliffe toward the airport and Wolli Creek one way, and to the St George hub at Hurstville, then Mortdale, Oatley and Penshurst, the other. Down toward the bay sit Bexley, Brighton-le-Sands, Monterey and Sans Souci. We cover all of them, so if your search shifts a suburb or two, you are not starting from scratch.
