Named after Monterey in California, it grew up as a bayside pocket on Botany Bay. Cook Park and Lady Robinsons Beach run the length of the foreshore, about thirteen kilometres south of the city and minutes from the airport. There is no station in Monterey, with Rockdale on the Illawarra line the closest.

Houses sit near $2.5 million on a gross yield close to 2.3%, up around 7% over the year. Units sit near $850,000 to $905,000 and have climbed strongly, on a stronger yield near 3.9%. More units trade than houses, so the apartment market is the deeper of the two.

How we helped in Monterey

They stopped chasing 20%.

A young couple had been saving for years and still felt behind, because the target kept moving as fast as they did. They had a little over 5% and assumed that meant waiting. It turned out they were eligible for the government 5% deposit scheme on a Monterey unit, so they bought with the deposit they had and kept the rest of their savings for moving costs and a buffer.

Equity that was not locked away.

An investor was told they had no usable equity. One property sitting at a high loan to value ratio was holding back the whole picture, because their bank treated the lot as one pool. We separated the securities and moved one loan to a different lender. The equity that was supposedly locked became available, and it funded the next purchase without selling anything.

Keeping the home after a split.

The problem was how the existing loan was structured and how that lender assessed it. We restructured the debt, used a partial equity release to settle the property split, and found a lender whose policy fitted. They kept the home.

Can I refinance to a sharper rate and unlock equity at the same time?
Often, yes, and they pair up well. A refinance lets you move to a lower rate and release equity in the one application. Usable equity is roughly 80% of what your place is worth today, less what you still owe, and on a near water home that can be substantial. The catch is the valuation, which differs between lenders and can be cautious on prestige coastal property, so the sharpest rate is not always the highest valuation. We weigh both together rather than chasing the rate alone.
Can I buy an investment property in Monterey using equity instead of cash?
Yes, and it is one of the most common reasons people call us. Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate. Bayside apartments here rent well given the location. If a unit has a short stay or holiday history, that can change which lenders will look at it, and how the borrowing is split affects tax, so run that part past your accountant.

The thing to watch is the loan term, since spreading a short debt over a long loan can cost more in the end even at a lower rate, so we structure it to avoid that and show you the numbers first.
Can I refinance to fund a renovation or a deposit on the next place?
Yes, and it is one of the main reasons people refinance here.
