Four reasons people call us in Hurstville

Each one runs a little differently here, because Hurstville is an apartment market with a house market bolted on, and the two barely resemble each other.

First home loans in Hurstville
Units are the way in here, and there are a lot of them. The Australian Government 5% Deposit Scheme now sits at a $1.5 million cap across Sydney, and almost every Hurstville unit falls well under it while a Hurstville house sits well over. A family guarantor loan is the other common route in. Some professions skip lenders mortgage insurance entirely, and with St George Hospital in Kogarah next door plenty of local buyers turn out to be on those lists.
Buying your next home in Hurstville
The step from a Hurstville unit to a Hurstville house is well over double the price, so equity in the unit rarely closes it alone. Some people stretch into a house here. Others keep the unit, rent it out and buy the house in Oatley, Penshurst or Mortdale instead. Selling first or buying first changes how the loan is built, and bridging finance covers the gap when the order does not line up the way you hoped.
Investment property loans in Hurstville
Hurstville is one of Sydney's busiest unit markets, so this is well trodden ground. Lenders count expected rent towards what you can afford, and units here return more than the houses, which return close to 2.3%. On a house your own income carries most of the assessment. The building matters too, because some lenders cap how much they will lend in a high density postcode, so it is worth checking early.
Refinancing a Hurstville home loan
This is where most people find a quick win. Rates move, fixed periods end, and the equity in your place is often well past what you last checked. A refinance is the moment the rate, the structure and the years left on the loan all get looked at together, and it can fund a renovation, release a parent's home used as security, or free up a deposit for the next one.

Whichever one brought you here, the first conversation is the same. We look at where you are now, then show you what each lender on our panel would do with it.

Thinking about
your first home?

There are a few ways into a Hurstville unit with less than a 20% deposit, and which ones are open to you depend on the building as much as on your income. We can work through it before you start looking.

What the 2220 market actually looks like

History of Hurstville
The name joins the old English hurst, a wooded hill, to ville, a town. The railway arrived in 1884, the municipality followed in 1887, and city status came in 1988. Today it is the commercial heart of the St George area, with Westfield, Hurstville Central and a station that runs express to the city in about twenty minutes.
Hurstville property market
This is an apartment suburb first. Units outsell houses by roughly six to one, so most of what changes hands here is a unit. In most suburbs the gap between a unit and a house is something equity and a few years can close. In Hurstville it is a different market entirely, which is why a lot of people who buy a unit here end up buying their house nearby rather than in it.
Hurstville property prices
Houses sit near $2.05 million, flat over the past year, on a gross yield close to 2.3%. Units sit near $779,000 and rose about 4.6%, on a stronger yield. Around 28 houses traded last quarter against roughly 164 units, and with close to 529 new units in the pipeline the apartment market keeps growing.
Borrowing in Hurstville
Two very different conversations. On a house you are usually past the loan size where lenders start adding their own checks and trimming how much they will lend. On a unit it is the building that decides it, with high density caps and questions about new or off the plan stock. Send us the address before you offer and we will tell you which one you are in.

Whether it is a house or a unit, we know which lenders are comfortable with each, here and across the St George area.

Rent counts towards what you can borrow, and two lenders can land a long way apart on the same purchase.

How we helped in Hurstville

Three real situations, all of them about closing a gap that looked too wide.

The scheme they had counted themselves out of.

A first home buyer had assumed the Australian Government 5% Deposit Scheme did not reach a unit near Hurstville station, because they had read somewhere it only applied to houses. It applies to units as well, and at St George unit prices plenty of them sit comfortably under the cap. We checked their eligibility, and they bought with a 5% deposit and no lenders mortgage insurance, keeping the rest of their savings for moving costs and a buffer.

Two units, one lender's limit.

An investor already held a unit in a large block near the station and wanted a second in the same tower. Their existing lender would not go near it, pointing to exposure limits on the building. Same person, same income, same deposit. We placed the new loan with a different lender who had no such cap on that address, and the purchase went ahead without touching the first loan. Which lender sees the building matters as much as which lender sees you.

A guarantee they had forgotten.

Years earlier they had used Mum and Dad's home as security to buy their first place. Values had moved a long way since, and they had no idea the guarantee was still sitting there. We refinanced the loan, released the parents' property from the mortgage, and brought the repayments down at the same time. The money mattered less than the phone call telling the parents their home was no longer tied to it.

These are past client stories, with details changed for privacy. Your own result depends on your situation and what the lender decides.

Home loans by profession

Some lenders drop lenders mortgage insurance for certain jobs, and St George Hospital is a few minutes away in Kogarah. The lists and the limits differ from one lender to the next, so it is worth checking where yours sits.

Hurstville questions, answered

Buying your first home, buying your next home, buying an investment property, or refinancing the loan you already have. The questions that come up for each one.

How do I buy my first home in Hurstville?
Units are the usual way in, and Hurstville has plenty of them. We look at your income, your debts and your deposit, work out what lenders will count, then get you pre-approved so you know your number before you bid. The Australian Government 5% Deposit Scheme now sits at a $1.5 million cap across Sydney, and almost every Hurstville unit falls under it, so a 5% deposit with no lenders mortgage insurance is on the table for a lot of first home buyers. A family guarantor loan is another route, and some professions skip the insurance entirely. We compare 35+ lenders at $0 cost to you.
Can I buy my next home in Hurstville before my current one sells?
Yes, with bridging finance. It is short term borrowing secured over both properties that funds the purchase while the old place is still on the market, and the interest usually builds up rather than being paid each month. It ends when the sale settles. Buying first suits a thin house market where the right one does not come up often. Selling first means you know your number before you bid. Which way round people choose comes down to their own position rather than a rule, so it is worth pricing both.
When is it worth refinancing a Hurstville home loan?
This is where most people find a quick win. A fixed period ending is one trigger. So is a rate that has not been looked at in years, or a guarantee over a parent's home still sitting there long after it was needed. Values have moved, so the equity in your place may be well past what you think. We compare what you have now against 35+ lenders and show you both answers, including the one where staying put comes out ahead. If a switch does not save you anything, we will tell you.
Can I refinance to a sharper rate and unlock equity at the same time?
Often, yes, and they pair up well. A refinance is the natural moment to move to a lower rate and release some of the equity you have built, in the one application. Usable equity is roughly 80% of what your place is worth today, less what you still owe. That freed up amount can fund a renovation, a deposit on the next home or an investment. The catch is the valuation, which differs between lenders, so the lender with the sharpest rate is not always the one that values your home highest. We weigh both together rather than chasing the rate alone.
Can I buy an investment property in Hurstville using equity instead of cash?
Yes, and it is one of the most common reasons people call us. Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate so the properties are not tied to each other. Lenders count expected rent towards what you can afford, and Hurstville units return more than the houses. How the borrowing is split affects tax, so that part is worth running past your accountant before anything goes ahead.
Do you offer digital appointments and evening or weekend meetings?
Yes. We meet by phone, Zoom and Teams, and we can come to you as well. Appointments run in the evenings and on weekends, not just business hours, so the whole loan can be done around work without taking a day off. You can send documents through securely and sign electronically, so wherever you are in Hurstville or beyond, distance changes nothing about how we work.
Can refinancing actually lower my monthly repayments?
It often can, and there is usually more than one lever. A sharper rate is the obvious one. Resetting the loan term can bring the monthly figure down as well, though it stretches the loan out, so we show you what that trade costs over time. Dropping products or fees you are paying for and not using helps too. We compare your current loan against 35+ lenders, and if the repayment comes down we show you exactly where the saving comes from rather than just quoting a number.
Can I refinance to consolidate debts or restructure my loans?
Yes. Rolling a car loan, a personal loan or a couple of cards into the home loan can bring the total monthly cost down, because the home loan rate is usually far lower. Restructuring can also lift your borrowing capacity, which matters if a purchase is the next step. The thing to watch is the loan term, since spreading a short debt over a long loan can cost more in the end even at a lower rate, so we structure it to avoid that and show you the numbers first.
Can I refinance to release a family guarantee over my parents' home?
Usually, yes, once enough equity has built up. Plenty of people bought their first place with a parent's home as security and never revisited it. As your property rises in value and the balance comes down, you often reach the point where the guarantee is no longer needed. We refinance the loan, release the parents' property from the mortgage, and can look at the rate and structure while we are at it. Values in Hurstville have moved, so it is worth checking where an old guarantee stands rather than assuming it fell away on its own.

Hurstville is the centre of the St George area, and it does not sit on its own. The line runs to Kogarah and Rockdale one way and Mortdale, Oatley and Penshurst the other, and a lot of the buyers we work with are in the towers along that stretch or near St George Hospital. When the house here is out of reach, people look toward Bexley where the blocks get bigger, or down to the bay at Brighton-le-Sands, Monterey and Sans Souci. Closer to the airport, Arncliffe and Wolli Creek are the newest apartment markets of all. We cover all of them, so if your search shifts a suburb or two, you are not starting from scratch.
