How we helped in Mortdale

Three real situations, all of them about closing a gap that looked too wide.

The duplex that funded itself.

They owned an older house on a wide Mortdale block and wanted to build a duplex, keep one and sell the other. Their own bank would only look at it as a standard loan. We released equity from the existing home for the deposit and set up a construction facility that drew down in stages against the fixed price build, with interest charged only on what had been drawn. The sale of the second dwelling cleared most of the debt when it settled.

Too late to refinance? No.

A couple in their early sixties assumed no lender would touch them because of their age. Age was never really the issue. It was showing a clear plan for how the loan gets repaid, and finding a lender whose policy fits that. We refinanced the home loan, rolled in two personal loans, and brought the repayments down without stretching the loan term out.

The settlement that nearly fell over.

They had bought a Mortdale house at auction, so there was no cooling off and no way out. The application was still with the lender when a policy changed and it could no longer proceed. We found another lender whose policy fitted, got the approval and had the funds in place in time. Had we not, the deposit was gone.
