Four reasons people call us in Glebe

Each one runs differently here, because Glebe pairs heritage terraces with a large unit market, right beside the city and the universities.

First home loans in Glebe
Glebe is one of the more workable Inner West suburbs for a first home, with a large unit market alongside the terraces, close to the city and universities. The Australian Government 5% Deposit Scheme comes with a property price cap in NSW, and a good number of Glebe units sit under it. Some jobs skip lenders mortgage insurance altogether, and a family guarantor loan is the other common way to bring the deposit down within reach of the city.
Buying your next home in Glebe
The step in Glebe is often from a unit up to a terrace, and both trade in good numbers here, so the move is on the table rather than years off. Some people upgrade within Glebe as families grow. Others keep the unit, rent it out and buy the terrace nearby in Forest Lodge, Annandale or Leichhardt. Selling first or buying first changes how the loan is built, and bridging finance covers the gap when the two settlements will not line up.
Investment property loans in Glebe
Glebe has some of the strongest unit rental demand in the Inner West, driven by USYD, UTS and the city on the doorstep, with unit yields around 3.8% while houses return closer to 2.3%. Lenders count expected rent towards what you can afford, so on a unit that rent does real work. Older blocks and warehouse conversions can have title and building quirks that affect lending. Keeping the new loan separate from the home loan matters for tax, so speak with your accountant early.
Refinancing a Glebe home loan
Values here have moved, so the equity in your place may be different from what you assume. That figure can fund a renovation, a deposit on the next purchase, or the release of a parent's home still sitting as security on your loan. A refinance is also the one moment the rate, the structure and the years left on the loan all get looked at together, which almost never happens if you leave the loan where it is.

Whichever one brought you here, the first conversation is the same. We look at where you are now, then show you what each lender on our panel would do with it.

There are a few ways into a Glebe apartment with less than a 20% deposit, and some suit this market better than others. We can walk you through them before you start inspecting.

What the 2037 market actually looks like

History of Glebe
Glebe grew on land granted to the Anglican church, its name meaning church land. Just southwest of the city, it became known for its Victorian terraces, its markets, Glebe Point Road and the Blackwattle Bay foreshore, and for a lively student and professional community beside the universities.
Glebe property market
Glebe runs a large unit market alongside its terraces. Apartments, warehouse conversions and heritage flats trade in good numbers and make up more sales than the houses, while renovated Victorian terraces sit at the top. The universities, the city and the foreshore keep demand strong, especially for units.
Glebe property prices
Houses sit around $2.6 million, with roughly 89 sold in a year, while units trade in greater numbers, about 136 in the same period, and are far more reachable. Unit yields run near 3.8%, among the stronger in the Inner West, so the unit market is the accessible and income friendly end here.
Borrowing in Glebe
On a unit the building decides it, and Glebe has older blocks, heritage flats and warehouse conversions that some lenders weigh differently, along with the odd company title building. On a terrace you are often near the loan size where lenders add checks. Send us the address before you offer.

Whether it is a terrace or a unit, we know which lenders are comfortable with each, here and across the Inner West.

Looking at an
investment property?

Rent counts towards what you can borrow, and two lenders can land a long way apart on the same purchase.

How we helped in Glebe

Three real situations, each one that moved from stuck to sorted with the right lender.

A conversion one lender questioned.

An investor wanted a warehouse conversion apartment in Glebe, and their own lender was cautious about the building type and its title. Nothing was wrong with the buyer or the apartment. We placed the loan with a lender comfortable with conversions of that kind, and the purchase went ahead at a competitive rate. In a suburb full of character conversions, which lender you use can decide whether an apartment is financeable at all.

Rent that made the numbers work.

An investor wanted a Glebe unit and their bank said the borrowing fell just short. The issue was how that lender treated rental income, and Glebe's strong university and city driven demand makes the local rent do real work. We moved the application to a lender that counted a higher share of the rent towards serviceability. Same purchase, same rent, assessed differently, and it cleared. Which lender reads the rent often decides these deals.

The scheme they already qualified for.

A couple renting near Glebe Point Road had saved a 5% deposit and assumed years more waiting lay ahead. What they had not realised was that they were eligible for the Australian Government 5% Deposit Scheme, which let them buy a Glebe unit with the deposit they already had and no lenders mortgage insurance. They kept the rest of their savings for a buffer. The wait they had braced for simply did not need to happen.

These are past client stories, with details changed for privacy. Your own result depends on your situation and what the lender decides.

Glebe questions, answered

First home, next home, refinancing, accessing equity, investing, and how our digital appointments work. The essentials, then a quick call to get the current detail.

Can you help me buy my first home?
Yes, and Glebe is one of the more workable Inner West suburbs for a first home, because it has a large unit market alongside the terraces, so there is a real entry point close to the city and universities. First home buyer schemes, professional insurance waivers and guarantor options can each reduce the deposit you need, and a number of Glebe units sit under the scheme's property price cap. Those rules change over time, so the best next step is a quick call where we go through your situation and tell you exactly where you stand today.
Can you help me buy my next home?
Yes. In Glebe the step is often from a unit up to a terrace, and both trade in good numbers, so the move is on the table rather than years away. Some people upgrade within Glebe, others keep the unit as a rental and buy the terrace nearby. Whether you sell first or buy first changes how the loan is built, and bridging finance covers the gap when timing does not line up. Give us a call and we will map the order and structure that suits your plans.
Can you help me refinance?
Yes. Glebe values have shifted around, so a loan you set up a while back may have fallen behind the market, and refinancing is your chance to reassess the whole thing at once, the rate, the structure and the years still to run, not just the number out front. Since rates and lender criteria keep moving, anything quoted today dates quickly, so the sensible move is a call where we benchmark your loan across 35+ lenders and say straight whether a switch is worth it.
Can you help me access equity or get a better rate?
Yes. If your Glebe home has grown in value, the equity you have built can often fund a renovation, another purchase or a restructure, and a review frequently turns up a sharper rate along the way. How much is usable depends on a current valuation and your position. Because those figures move with the market, the most useful thing is a quick call where we work out what is genuinely available to you right now rather than an estimate off a website.
Can you help me buy an investment property, using equity or cash?
Yes. You might fund an investment from cash, from equity built up in a property you already hold, or a combination, and how it is arranged matters both for keeping things clean and for the tax treatment later. Glebe carries some of the deepest unit rental demand in the Inner West, driven by the universities and the city right there, so apartments genuinely stack up, and your equity here can equally buy elsewhere. Talk to your accountant on the tax and to us on the lending, so the structure is right from the start.
Do you offer digital appointments and virtual meetings?
Yes. Plenty of Glebe clients meet us by phone, Zoom or Teams, which fits busy schedules and saves a trip, and we can run the whole loan that way, from the first chat to settlement, with documents handled securely online. If you would rather meet in person we come to you, including evenings and weekends. Get in touch and we will set up whichever way of meeting works best for you.

Glebe does not sit on its own. It sits beside Forest Lodge and Annandale, with the universities and the city just east, Leichhardt and Rozelle to the west, and Newtown to the south. The Inner West runs on through Stanmore and Petersham. We cover all of them, so if your search shifts a suburb or two, you are not starting from scratch.
