Four reasons people call us in Westmead

Each one runs a little differently here, because Westmead is a health precinct, one of the largest in the country, an apartment market around the hospitals with houses on the edges.

First home loans in Westmead
There are two good paths here. Units sit well under the 5% Deposit Scheme cap, so a 5% deposit with no lenders mortgage insurance is realistic. And because this is a major hospital precinct, a lot of local buyers work in health, and several lenders waive the lenders mortgage insurance for eligible medical professionals, or lend up to 90 or 95% without it. Houses sit over the cap.
Buying your next home in Westmead
The step from a Westmead unit to a house is a real one, because the houses sit over the cap and trade thinly. Some upgrade to a house on the edges or a suburb over. Others keep the unit, rent it to precinct workers or students, and buy the house nearby. Selling first or buying first changes the loan, and bridging finance covers the gap.
Investment property loans in Westmead
One of Sydney's deepest rental markets, driven by tens of thousands of hospital, research and university workers and students on the doorstep. Lenders count expected rent towards what you can afford. A lot of the stock is new, so the building decides a lot, and a valuation at completion can differ from the price agreed. It pays to line the finance up early.
Refinancing a Westmead home loan
This is where most people find a quick win. As the precinct and the light rail are built out and your equity grows, what your place is worth may be well past what you last checked. A refinance is the moment the rate, the structure and the years left all get looked at together, and it is also the time an interest only period ending on an investment unit gets sorted before the repayment jumps.

Whichever one brought you here, the first conversation is the same. We look at where you are now, then show you what each lender on our panel would do with it.

Thinking about
your first home?

There are a few ways into a Westmead home with less than a 20% deposit. A unit can use the 5% Deposit Scheme, and if you work in health, several lenders waive the insurance for eligible medical professionals or lend up to 90 or 95% without it. We can work through which route fits before you start looking.

What the 2145 market actually looks like

History of Westmead
Named for a homestead west of the meadows, it sits about twenty four kilometres west of the city and beside Parramatta, on the T1 and T5 lines with a Parramatta Light Rail stop. It is anchored by the Westmead Health and Innovation Precinct, one of the largest in the Southern Hemisphere, with Westmead Hospital, the Children's Hospital, private hospitals, research institutes and university campuses.
Westmead property market
An apartment market first, gathered around the precinct and the station, with older houses on the edges. Units trade far more often than houses, and a large workforce and student population keep the rental market deep and the pipeline of new apartments moving.
How we help in Westmead
This is a precinct of medical professionals and investors, so we know the two things that matter here. We check your profession against the panel, because several lenders waive the insurance for eligible medical roles, and we know which lenders handle new stock, tower exposure and a valuation at completion. We compare 35+ lenders at no cost to you and line the finance up early.
Borrowing in Westmead
Three conversations really. Units sit well under the 5% Deposit Scheme cap, so a 5% deposit with no lenders mortgage insurance is realistic. Houses sit above the cap. And if you work in health, and many here do, some lenders will waive the lenders mortgage insurance, or lend up to 90 or 95% without it. Send us the address, and your job, before you offer.

Whether it is a house or a unit, we know which lenders are comfortable with each, here and across Western Sydney.

How we helped in Westmead

Three real situations, all of them about closing a gap that looked too wide.

The doctor who skipped the LMI.

A doctor working in the Westmead precinct assumed they needed a 20% deposit to buy nearby. We checked their profession against our panel and found a lender who would lend to 90% with no lenders mortgage insurance for their role. They bought a Westmead unit with a smaller deposit, no insurance premium and no one else on the loan. The job you do can change the deposit you need.

The nurse near her shifts.

A nurse wanted to live close to the hospital and cut the commute, and a Westmead unit sat well under the government scheme cap. We checked her eligibility, and where her profession opened a lender who waived the insurance we used it, so she bought with a small deposit and no premium, a short walk from where she works.

The refinance that freed up the next deposit.

A couple who owned a Westmead unit wanted to buy a house without selling. We refinanced to a sharper rate and released the usable equity they had built, freeing up the deposit for the next purchase in the one application, and kept the two securities separate so the unit could become an investment. The new rate also cut the repayment on the unit they kept.

These are past client stories, with details changed for privacy. Your own result depends on your situation and what the lender decides.

Home loans by profession

Some lenders drop lenders mortgage insurance for certain jobs, and lend a higher share of the price without it. The lists and the limits differ from one lender to the next, so it is worth checking where yours sits.

Westmead questions, answered

Buying your first home, buying your next home, buying an investment property, or refinancing the loan you already have. The questions that come up for each one.

How do I buy my first home in Westmead?
Westmead gives a first home buyer two good paths. Units sit well under the 5% Deposit Scheme cap, so a 5% deposit with no lenders mortgage insurance is realistic. And because this is a major hospital precinct, if you work in health, several lenders will waive the lenders mortgage insurance for eligible medical professionals, or lend up to 90 or 95% without it. We look at your income, your deposit and what lenders will count, then get you pre-approved. We compare 35+ lenders at $0 cost to you.
Can I buy my next home in Westmead before my current one sells?
Yes, with bridging finance. It is short term borrowing secured over both properties that funds the purchase while the old place is still on the market, and the interest usually builds up rather than being paid each month. It ends when the sale settles. Because houses in Westmead are few and sit over the cap, upgrading often means buying on the edges or a suburb over, so the two securities can sit apart. Buying first or selling first comes down to your position, so it is worth pricing both.
When is it worth refinancing a Westmead home loan?
This is where most people find a quick win. A fixed period ending is one trigger. So is an interest only period rolling over on an investment unit, a rate that has not been reviewed in years, or a guarantee over a parent's home still sitting there. As the precinct and the light rail are built out and your equity grows, what your place is worth may be well past what you think. We compare what you have now against 35+ lenders and show you both answers, including the one where staying put comes out ahead.
Can I refinance to a sharper rate and unlock equity at the same time?
Often, yes, and they pair up well. A refinance lets you move to a lower rate and release equity in the one application. Usable equity is roughly 80% of what your place is worth today, less what you still owe. That freed up amount can fund a deposit on the next home or an investment. The catch is the valuation, which differs between lenders, and on a unit in a large tower it can be conservative, so the sharpest rate is not always the highest valuation. We weigh both together rather than chasing the rate alone.
Can I buy an investment property in Westmead using equity instead of cash?
Yes, and it is one of the most common reasons people call us. Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate. Westmead units rent strongly on precinct and student demand, so lenders count that expected rent, though how much they count, and how much they will lend in the building, varies by lender. How the borrowing is split affects tax, so run that part past your accountant.
Do you offer digital appointments and evening or weekend meetings?
Yes, and shift workers at the hospitals use them a lot. We meet by phone, Zoom and Teams, and we can come to you as well. Appointments run in the evenings and on weekends, not just business hours, so the whole loan can be done around work without taking a day off. You can send documents through securely and sign electronically, so wherever you are in Westmead or beyond, distance changes nothing about how we work.
Can refinancing actually lower my repayments in Westmead?
It often can, and there is usually more than one lever. A sharper rate is the obvious one, but resetting the loan term, or dropping products and fees you are paying for and not using, can help too, and sometimes the biggest saving is simply moving off a rate that has drifted while you were not looking. We compare your current loan against the whole panel, and if the repayment comes down we show you exactly where the saving comes from, including the case where staying put is actually the better call.
Can I refinance to release equity for a renovation or the next purchase?
Yes, and it is one of the most common reasons people refinance. We release the usable equity you have built, broadly the current value less what you owe, and set it up to fund a renovation, a granny flat, a deposit on the next home or an investment. Because the amount depends on the valuation, and valuations differ between lenders, the lender with the sharpest rate is not always the one that frees up the most, so we weigh both together rather than chasing the rate alone.
Can I refinance to consolidate debts or restructure my loans?
Yes. Rolling a car loan, a personal loan or a couple of cards into the home loan can bring the total monthly cost down, because the home loan rate is usually far lower, and restructuring can also lift your borrowing capacity if a purchase is the next step. The thing to watch is the loan term, since spreading a short debt over a long loan can cost more over time even at a lower rate, so we structure it to avoid that and show you the numbers first.

Westmead sits just west of the Parramatta CBD in Western Sydney, and it does not sit on its own. The Parramatta centre is one stop east, with Wentworthville and Toongabbie along the line, Northmead just north and Merrylands to the south.
