The name comes from an Aboriginal word, Boondi, water breaking over rocks. The beach became public land in 1882, the tram arrived in 1914, and the art deco flat boom of the 1920s and 30s built most of the streetscape you see today.

Houses sit around $5.3 million on a thin market, with only around 47 changing hands in a year. Units sit near $1.4 million and trade in far greater numbers. Unit yields run close to 4%, among the strongest in the east, and houses return closer to 2%.

How we helped in Bondi

Three real situations, and none of them ended where the first answer pointed.

The deposit target that kept moving.

A young couple renting in the area had been saving for years and still felt behind, because every time they got closer to 20% the prices moved further away. They had 5% and assumed that meant more waiting. It turned out they were eligible for the Australian Government 5% Deposit Scheme, so they bought with the deposit they already had, no lenders mortgage insurance, and kept the rest of their savings for moving costs and a buffer. The wait they had planned for never happened.

A second unit in the same building.

An investor owned a unit in a large block and wanted to buy another one a few floors away when it came up. Their existing lender would not touch it, pointing to how much exposure they already had in that one building. Nothing was wrong with the borrower or the unit. We placed the new loan with a different lender that had no concentration issue there, and the purchase went ahead without disturbing the first loan at all. Same building, same buyer, different lender, different answer.

The valuation that moved the whole deal.

They wanted to pull equity out of their semi for a renovation, and their own lender's valuation came back well under what they expected, which shrank everything. Rather than accept the number, we ran the same property through another lender whose valuation reflected what places on that street were actually selling for. The higher figure released enough for the renovation with a buffer left over, and without lenders mortgage insurance. Same house, same week, very different outcome.

How do I get a home loan in Bondi?
Start with pre-approval, not with inspections. We go through your income, debts and deposit, work out what different lenders will count, and lock in your number before you fall for a place. Why use a mortgage broker in Bondi?
Because most of what sells here is apartments, and lenders disagree about apartments more than about anything else. One lender caps its exposure in a big block, another has minimum floor sizes, a third has no issue with either. On the houses, the loan sizes bring their own rules. A bank gives you one answer to all of it. A broker checks several before you commit. Brokers also carry a legal duty called the Best Interests Duty, which means we have to put you first.
How much deposit do I need for a first home in Bondi?

Some professions skip the insurance entirely. Which doors are open depends on your income, your job and the building, so it is worth checking before you rule yourself out.
Can I use the Australian Government 5% Deposit Scheme in Bondi?
Often, yes. The scheme lets eligible first home buyers purchase with a 5% deposit and no lenders mortgage insurance, and it covers units as well as houses. It comes with a property price cap in NSW, and a healthy share of Bondi units sit under that line, especially one and two bedders away from the beachfront. The cap is checked against the contract price, not the advertising guide. We can check your eligibility and the specific property in one conversation.
I have rented in Bondi for years. Does that help me get a loan?
It can. A clean rental history at Bondi rents shows a lender you can carry a serious monthly commitment, and some lenders treat rent paid as evidence of genuine savings capacity. What matters most is still income, debts and deposit, but long term renters here often test better than they expect, because the rent they have been paying is close to the repayment they are worried about. We run the numbers properly rather than letting the assumption decide.
Can I upgrade from a Bondi unit to a Bondi semi or house?
Sometimes, and the constraint is often supply rather than borrowing. Only around 47 houses trade here in a year, so the right one does not simply appear when your finance does. Equity in the unit plus income gets some buyers there. Others keep the unit as an investment, let Bondi rents help carry it, and buy the bigger place in Waverley, Randwick or Maroubra. Worth knowing your real number early, so you can move quickly when the right street does come up.
Can I buy the next home before the Bondi one sells?
Yes, with bridging finance. It is short term borrowing secured over both properties that funds the purchase while the old place is still listed, with interest that usually builds up rather than being paid monthly, and it ends when the sale settles. In a suburb where houses trade this rarely, buying first is common, because you cannot time a thin market. Selling first means certainty on your number. We price both orders so you can choose with the numbers in front of you.
Does a Bondi investment property stack up on the rent?
Better than most of the east. Unit yields here run close to 4%, the rental market is deep because most of the suburb rents, and vacancy is rarely the problem. Lenders count expected rent towards what you can afford, so that rent does real work in the assessment. Houses are a different story, returning closer to 2%, which leaves your income carrying the loan. Which lender assesses the file can move the borrowing answer a long way on the same purchase.
Do lenders count holiday letting income?
Mostly no, and it catches Bondi buyers out. When lenders assess an investment purchase they count rent from a standard tenancy, usually confirmed by a rental appraisal, not projected short stay income from holiday letting. A few lenders look at established short stay history, with a haircut. So a purchase that works on holiday letting projections has to work on ordinary rent first as far as the bank is concerned. Plan the loan on the tenancy number and treat anything above it as upside.
When is it worth refinancing a Bondi home loan?
A few triggers come up again and again. Values have moved a long way, so the equity in your place may fund the renovation you have been putting off or the deposit on the next purchase. A fixed period ending is another. So is an interest only period on an investment loan rolling to principal and interest. And sometimes it is simply the rate. We compare what you have against 35+ lenders and show you both answers, including the one where staying put wins.
How much equity can I use?
Usable equity is roughly 80% of what your place is worth today, less what you still owe. Go past 80% and lenders mortgage insurance usually comes back into it. In Bondi the valuation is where the action is, because renovated and original semis on the same street can sit far apart, and different lenders' valuers read that differently. The figure funds renovations, next purchases and investment deposits, so it is worth establishing properly rather than guessing off a portal estimate.
Fixed, variable or split, and do I need an offset?
There is no single right answer, only a right fit. Fixed gives you certainty on the repayment for a set term, at the cost of flexibility and possible break fees if you exit early. Variable moves with the market and lets you pay extra freely. A split takes some of each. An offset sits beside the loan as a savings account whose balance reduces your interest, handy if cash flows through your account in lumps, which is common for the self employed. We map the options against how your money actually moves.
Do lenders treat Bondi apartments differently?
Some do. The big blocks near the beach can hit a lender's exposure cap, where they already hold too many loans in one building and will not add another. Art deco walk ups raise questions about the building's condition and title. Studios and small one bedders can fall under minimum floor size rules. And a handful of older Eastern Suburbs buildings are company title, which many lenders restrict. The same unit can be approved by one lender and declined by another.
Can I get a Bondi home loan if I am self employed?
Yes, and Bondi has plenty of freelancers, contractors and business owners doing exactly that. Most lenders want two years of tax returns, some accept one, and a few work from business bank statements. What moves the number is the add backs, because depreciation, one off costs and extra super contributions can often be counted back as income. Lenders read the same financials differently, so which one sees your file changes what you can borrow.
What happens if the valuation comes in under the price?
You usually find out after you are committed, because a lender will not order a valuation on a purchase until there is an exchanged contract, and at auction there is no cooling off. If it lands short, a different lender uses a different valuation panel and can return a different number on the same property, and recent comparable sales can be put in front of them. Failing that, the gap is covered in cash at settlement. So the buffer has to exist before you sign, not after.
