How we helped in Bellevue Hill

Two settlements, days apart.

They were moving from an apartment into a house and did not want to be without a home in between, or carry two loans longer than needed. We worked out their borrowing power as if the apartment had not yet sold, set up a short bridging loan to cover the overlap, and lined the two settlements up days apart. No rental in between, no double move, and the bridging debt closed the day the sale settled. The order of the two contracts did most of the work.

The sharpest rate was not the best loan.

He wanted a lower rate and money for a renovation. We put four options side by side. The lender with the sharpest rate valued his home well below another lender on our panel, which cut the equity he could reach. He chose the second lender, paid slightly more on the rate, and got far more usable equity out of the same house. His repayment still fell against the old loan, partly the rate and partly the term reset. On prestige property, the valuation is the deal.

A 40% deposit, used carefully.

A buyer arrived with a 40% deposit expecting approval to be the whole conversation. The more useful question was how much of it to actually put in. After working it through with their accountant they used 20%, enough to avoid lenders mortgage insurance, and parked the rest in an offset account against the loan. Same purchase, same approval, but the money stayed within reach instead of locked inside the property. Having a big deposit and using all of it are different decisions.

What happens if the valuation comes in under the price?
You usually find out after you are committed, because a lender will not order a valuation on a purchase until there is an exchanged contract, and at auction there is no cooling off. Prestige property makes a shortfall more likely, because unusual homes have fewer comparable sales and valuers land further apart. If it comes in short, a different lender uses a different valuation panel and can return a different number on the same home. Failing that, the gap is covered in cash at settlement, so the buffer has to exist before you sign.
