Instead of a cash deposit, we release equity from a property you already own and use that as the deposit and costs on the investment, keeping the two securities separate. How does using equity to buy an investment actually work?
Rather than a cash deposit, we release the usable equity in a property you already own, broadly its value less what you owe and less the buffer lenders keep, and use that as the deposit and costs on the investment. The key is to keep the two properties on separate loans and securities so they are not tied together, which keeps your options open later and can matter for tax. We structure it so the investment stands on its own, and run the equity release and the purchase as one plan.
